A low appraisal means the lender’s value conclusion is below the contract price; it does not automatically prove that either number is correct. Audit the report from facts to adjustments

Review each comparable for proximity, contract or closing date, property type, condition and concessions. Understand the direction and scale of adjustments and whether important market or property differences were addressed. Avoid supplying active listings as if they were equivalent to closed evidence.

Build a focused reconsideration package

Follow the lender’s process and route communication through the permitted parties. Present concise, verifiable corrections and genuinely comparable closed sales that were available by the effective date. Explain relevance rather than sending a large undifferentiated list.

Do not pressure or direct an appraiser toward a target value. Ask when the request will be reviewed, whether the appraisal remains valid for the loan and what alternatives exist. A reconsideration can preserve, change or clarify the original conclusion; it is not a guaranteed price match.

Compare the contract and cash outcomes

Read the appraisal and financing contingencies, notice method, cure provisions, deposit treatment and deadlines with qualified local guidance where needed. Model the revised loan-to-value, down payment, mortgage insurance, rate or program consequences rather than assuming the loan changes only by the appraisal gap.

Compare renegotiating price, splitting a gap, adding cash, changing financing, obtaining a permitted second appraisal or terminating when allowed. Preserve closing and repair reserves. Paying above appraised value may still be rational for a household, but the decision should be explicit rather than created by deadline pressure.
