What these figures can and cannot compare
Median value describes owner-occupied housing; it is not the median price of closed sales. Gross rent includes contract rent and certain tenant-paid utilities. Mortgaged owner costs include more than principal and interest. Owners, renters and all households are different populations: dividing these medians does not calculate a household’s actual housing burden.

Periods, sources and limitations
These indicators come from U.S. Census Bureau QuickFacts and ACS 2020–2024. They are survey estimates with sampling error. QuickFacts can revise figures: open each state’s source to check the current release. This page’s editorial update date does not change the statistical reference period or imply a new survey.
A five-year estimate supports more stable comparisons of small geographies but does not show today’s price. Do not mix one-year and five-year ACS estimates or use overlapping periods to calculate annual change. County and city comparisons need the same period, definition, measured population and margin of error.
From state context to a specific home
- Open the state guide and identify tax records, permits and local sources.
- Compare neighborhoods and closed sales with the same type, size, condition and date.
- Quote insurance and check hazards for the exact address.
- Build a budget from your income and bills, rather than statewide medians.
