What matters before you decide

Mortgage equity, cash proceeds and taxable gain are different figures. Federal gain generally compares the amount realized with adjusted basis. A qualifying main-home sale may receive an exclusion, but eligibility, prior exclusions and rental or business use require review. Do not infer the tax result from the bank deposit.

Reconstruct the adjusted basis

Locate the purchase closing statement, eligible acquisition costs and documented improvements. Ordinary maintenance and improvements do not receive the same treatment, and certain events can reduce basis. Use the IRS worksheet and a tax professional for inherited, gifted, jointly owned or previously rented property. The mortgage payoff does not establish basis: debt and tax history answer different questions. Keep invoices and proof of payment with a description of the work.

Test the exclusion before relying on it

The federal main-home exclusion can be up to $250,000 of gain, or $500,000 for certain married taxpayers filing jointly, when the applicable requirements are met. Review ownership, use and the timing of previous excluded sales. A reduced exclusion may be available in specified circumstances. Do not treat the maximum as automatic or apply it to every investment property; rental periods and depreciation can create additional issues.

Resolve reporting and local taxes separately

Retain Form 1099-S if issued and follow the current IRS reporting instructions even when you expect an exclusion. Federal treatment does not establish the state or local result. Prepare a timeline of residence, rental use, marriage or ownership changes and the closing date for the adviser. Complete the calculation using final selling expenses, then distinguish estimated tax reserves from the cash distribution arranged at closing.
