What matters before you decide
A mortgage payment is not the full ownership cost, and rent is not the only cost of renting. Compare equivalent housing over the same expected stay, include entry and exit costs, and distinguish cash paid from equity accumulated. Test several rent, maintenance and resale assumptions rather than predicting a guaranteed winner.

Build a matched comparison
Choose homes with similar size, location, condition and commute. On the purchase side include down payment, closing costs, principal and interest, taxes, insurance, association dues, maintenance and utilities. On the rental side include rent, required insurance, applicable fees, moving costs and utilities. A refundable deposit is tied-up cash, not automatically an expense. Identify differences in services included in each arrangement.
Separate cash flow from the exit result
Track total cash paid each month and the loan balance at the end of the chosen horizon. Estimate sale proceeds after selling costs and remaining debt using several resale values. On the renting side model the cash preserved and any assumed investment return separately, with its uncertainty. Do not count principal repayment both as a consumed expense and as lost money while also ignoring the equity it creates.
Test an earlier move and a costly repair
Run an earlier departure, flat resale value, larger repair and higher insurance scenario. Short stays give transaction costs less time to spread out. Keep the ability to move and the cash reserve visible alongside the numerical result. A calculator can organize assumptions but cannot know future appreciation, rent increases or repair timing. Record every assumption and update local quotes before making the decision.
