Start with a verifiable decision
A financing comparison needs consistent inputs. Keep the loan amount, property, quote date and intended holding period visible. Compare both the immediate cash requirement and the future obligation, then record which figures may still change. A cheaper initial payment can result from a different loan structure rather than a lower overall cost.
Working sequence
- 01
Normalize written offers
Compare the same principal, term, down payment and lock assumptions. Separate lender fees, points, credits, prepaid items and escrow deposits. Ask for clarification where a quote is not yet a formal Loan Estimate.
- 02
Model the future payment
Review rate adjustments, repayment transitions and any separate equity borrowing. Use several holding periods and keep financing fees distinct from recurring taxes and insurance.
- 03
Track approval and closing conditions
Keep requested documents, outstanding conditions and the rate-lock expiration in a dated checklist. Reconcile the final disclosure to the earlier estimate and resolve unexplained changes before signing.
- 04
Maintain a servicing file
After closing, verify payment setup, escrow statements and any transfer notices. Save receipts and communicate discrepancies through the servicer’s official process.
Record evidence alongside answers
For each important question, keep the source, date, address or parcel, scope, document and next action. Keep a pending answer visible until evidence arrives; a guide’s editing date does not automatically update a permit, quote or local rule.
Questions for your file
- Are these offers for the same loan and quote date?
- How much cash remains after closing?
- Which future change could raise the payment?
