Start with a verifiable decision
Treat listing verification and lease review as separate checks. A real building photograph does not establish that the advertiser is authorized to rent it. Before paying, verify the responsible party and the actual unit, then compare the written terms with the total cost of living there.
Working sequence

Verify the unit and payment recipient
Check the address, access arrangements and management identity independently. Keep communications and avoid treating an urgent request or copied listing as evidence of authority.

Compare the total recurring cost
List rent, required fees, utilities, parking and commuting costs. Distinguish refundable deposits from charges. Ask which services are included and how renewal terms are established.

Read use, repairs and notice provisions
Review occupancy, pets, maintenance reporting, entry and notice clauses against applicable local requirements. Keep verbal promises out of the final comparison unless they are reflected in writing.

Document move-in and move-out condition
Use dated photos and a room inventory, report discrepancies promptly and retain receipts. Preserve the key-return and notice records needed to explain the deposit accounting.
Record evidence alongside answers
For each important question, keep the source, date, address or parcel, scope, document and next action. Keep a pending answer visible until evidence arrives; a guide’s editing date does not automatically update a permit, quote or local rule.
